    Individual buyers need to provide a signed Sale and Purchase Agreement, filled out notary and source of funds forms, passport copies, and possibly a power of attorney if someone else signs. ID must be verified in person at the notary.
  • Do I need a power of attorney if someone else signs for me?
    Yes, a notarized power of attorney is required if the buyer is not signing personally.
  • What documents are required if purchasing through a company?
    Company buyers must provide the signed Sale and Purchase Agreement, articles of incorporation, certificate of good standing, certificate of incumbency, passport copies of legal signers, filled out notary forms, source of funds and beneficial owner identity forms.
  • Do I need to be present to sign property documents?
    Yes, the identity of the signer(s) must be verified in person at the notary’s office, unless a valid power of attorney is used.
  • Is there sales tax (BBO) in Aruba?
    Yes, a 1.5% BBO tax is added to all purchases made on the island.
  • What are the estimated closing costs in Aruba?
    Closing costs are approximately 5% of the property value if under $142,860 (Awg 250,000), and 7% if above that value. This includes taxes, notary fees, land measuring, and stamp costs.
  • How much is the property transfer tax?
    Transfer tax is 3% for properties under $142,860 and 6% for properties at or above that amount. The notary collects this tax at closing.
  • How is annual property tax calculated?
    Property tax is 0.4% of the appraised value minus a deductible of $33,707. For example, a $250,000 home would be taxed about $865 annually.
  • Can non-residents open a bank account in Aruba?
    Yes, with a valid passport, two original reference letters, and in-person identity verification. Additional forms and employer details may be required.
  • Why invest in real estate in Aruba?
    Aruba offers safety, political stability, no capital gains tax, and strong legal protection under Dutch law.
  • What is the average monthly water and electricity bill?
    Water averages $120–$220/month. Electricity costs about $300/month depending on usage.
  • Is homeowner’s insurance required in Aruba?
    It’s not legally required but highly recommended. Premiums are around 0.37% of the reconstruction value (not including land).
  • Can I stay longer if I own property in Aruba?
    Yes. With proof of ownership and a return ticket, stays beyond six months can be granted by Immigration on a case-by-case basis.
  • Are beaches in Aruba public or private?
    All beaches are public. You can access any beach up to 10 meters from the waterline, even those near resorts.
